When the profile lists furnace repair and the website never names furnace repair, Google has two versions of what you sell and trusts neither one all the way. Every service you sell gets its own page. One page listing eleven services ranks for none of them, because a customer searching for a water heater replacement is looking for a page about water heater replacement. Eleven services means eleven pages, each one answering the question that brings that customer in.
The build also covers your business information, your schema, and the on page work that ties the site back to the profile it was built from.
What it costs and who ends up owning it
Your website price is agreed before the build starts. You know the number first.
Some SEO plans include the build at no cost. On those plans you are not paying for the website separately.
If you would rather go month to month, the website is $200 a month applied toward the agreed price. Website Only is $297 a month, which is $200 toward your website and $97 for management. The $200 is equity. It comes off what you owe.
The buyout, worked out

Say your website is $6,000 and you have been with us ten months. You have put $2,000 into it. Your buyout is $4,000. That is the whole calculation, and we will run your current number any time you ask.
Once it is paid off you have three options. We keep managing it at $97 a month. You take over everything yourself, and there is no fee for that. Or we transfer it to you.
If you leave
Your website is yours when it is paid for, either outright or paid off through the monthly. If it is not paid off, it stays with us.

Upward Bound Media accepts one business per service category per market. A website built to win a market cannot be built twice in the same market, so once your category is taken it is taken.
